PTS Architecture was requested by St. Monica Parish to design a preschool and adult meeting space for a site adjacent to the existing St. Monica elementary school. The solution is a 2,493 square foot facility completed December 2009.
Many challenges were met prior to construction including following rigorous city requirements. A 7,000 gallon retention pipe was installed to meet the need to have water kept on site. Studies were done to ensure that traffic patterns would not be affected with the additional children being picked up. The exterior colors are muted and neutral, blending in with the houses and buildings in the area.

Although the client’s family has inhabited the shoreline of Suquamish for five generations, the existing residence is an unexceptional wood-frame cabin that does not respond to the site and has fallen into disrepair. PTS was commissioned with designing a replacement house that will be cherished by, and endure for, future generations.
The proposed house is located up-slope from the existing cabin to accentuate views over Port Madison Bay. The house takes full advantage of the site and many factors were considered when creating the spaces such as orientation, the slope of the hillside, and the connection to the outdoors. The entry sits a half level up, taking advantage of the steeply sloping hillside. Stairs and utility spaces are situated in this slope while the main living spaces take advantage of the views and light opening up to the water. Extensive glazing and outdoor spaces blur the distinction between inside and outside.
The proposed house is constructed of durable low-maintenance materials. Lumber harvested on site is used for stairs and furniture. Other sustainable strategies include extensive daylighting, passive cooling and ventilation, and the rehabilitation of the natural shoreline through demolition of an existing artificial sea wall.

PTS Architecture was requested to design a more workable kitchen for a residence in a Seattle neighborhood. The previous kitchen not only had inadequate storage, but also poor circulation. The client also wanted a larger lower level restroom with a shower and the ability to easily convert the family room to a bedroom in the future. The proposed design moves the kitchen to the northeast corner of the house, creating an open space that flows into the dining room and is more accessible from the entry. The peninsula provides more storage while leaving room for a large window on the sink wall.

Portland Fire & Rescue Station 19, originally built in 1955, was no longer large enough to house enough fire fighters for the growing Mt. Tabor neighborhood. PTS Architecture was awarded the contract to design an addition to the existing brick-clad building. The proposed design respects the materials and massing of the existing building. The 285 sq. ft. addition will be constructed of Roman brick veneer over concrete masonry walls, with wood framing for the roof. New spaces include additional sleeping quarters, a much-needed third shower, an enlarged laundry room, and additional storage. Special details were developed enabling the addition to blend seamlessly with the existing brick, and allowing the roof eaves to project into the fire setback area. The expansion will be constructed in 2010 at a projected cost of $85,000

PTS is pleased to announce the expansion and remodel of an existing 5000 sq. ft. single family residence in Everett, WA. The project includes a 2200 sf addition to an existing daylight basement with direct access to the forested rear yard landscape area. At the center of this construction is a 450 sq ft family theatre with state-of-the-art electronics and multi-media services. Additional functions include a bedroom, a bath, food and water storage, a wood shop, a craft room, a family locker room, rear yard garage storage, and a multi-purpose family room with a sports bar, private fireplace seating area and gaming area.
The focal point of this solution is a two-story open air atrium with a 180 cu ft saltwater habitat positioned at the center of a cascading staircase. The staircase is connected to a covered deck pavilion, expanding to a multi-amenity rooftop deck with direct access to the existing main level kitchen dining and family room.
